The smell of mold and mildew is a red flag that the pre-owned trailer you’ve walked into has had some water damage.

The smell of chemical or perfumed air fresheners is an even bigger red flag. Now you know that someone is trying to distract you from the smell of mold or mildew.

When you are looking at buying a pre-owned trailer, there are a few things you should be on alert for, going in.

We know it’s a seller’s market right now and trailers are in short supply, so buyers need to act quickly BUT please don’t rush into a nightmare or even consider buying a used trailer sight unseen.  I urge you to take time to inspect the trailer. A visual inspection is much more than clicking ‘like’ on an Instagram photo.

The first deal-breaker to watch for is mold, mildew and rot. You can typically smell it when you first walk in. The second big clue to mold/mildew/rot is a soft or spongey feeling floor or wall. If you step and there’s an unnatural bounce in the floor, you surely have a problem. The third tip is to look for water stains around vents or corners. Yellowing will be an indication that the trailer has had water damage. What’s behind those walls?

Another deal breaker to watch for is broken or unusable appliances. Did you know an RV fridge will cost $2500 or more to replace? Be absolutely sure they work (power them up and test them) before you sign any deals.  Propane leaks are also really important to have diagnosed and repaired by a professional.  It’s not something you can overlook or “live with.” Outdated fabric on a couch you can live with. A propane leak is an entirely different situation.
